How do roofers price a job?
By the square, 100 sq. ft. of roof surface. A bid multiplies your roof’s squares by a rate that bundles material, labor and overhead, then adds line items for tear-off, underlayment, flashing and disposal. Complex rooflines raise the per-square rate.
When is the cheapest time of year to replace a roof?
Late winter and early spring, in most regions. Roofing crews book out through summer and fall, and slow-season scheduling gives you more negotiating room. Emergency winter work after a failure is the most expensive way to buy a roof.
How do I decide between repair and replacement?
Age decides more than damage. Isolated leaks on a roof under 15 years old usually justify a repair. Widespread granule loss, curling shingles or repeated leaks on an aging roof mean repairs only buy time you will pay for twice.
Does a new roof raise home value?
Yes, roofing consistently ranks among the projects with the strongest resale return, because buyers and inspectors treat a failing roof as a deal-breaker. You rarely recover the full cost, but you protect the sale itself.
Can I put new shingles over the old ones?
Sometimes; many codes allow one overlay layer. It saves tear-off cost now, but hides deck problems, shortens the new roof’s life, and makes the next replacement more expensive. Most of our guides treat overlay as a last resort.
