What a metal roof costs
A metal roof runs $23,000 – $29,000 installed on a 2,000 sq. ft. roof in mid-range panels. That is roughly double what the same roof costs in asphalt shingles, and it buys a covering that outlives two or three shingle roofs.
The spread is wide because "metal roof" covers products that share almost nothing but the material. Exposed-fastener panels screwed straight through the face sit at the bottom of the band. Standing seam, where the fasteners are hidden under a folded rib and every panel can move as it heats, sits at the top. Copper and zinc sit above the band entirely and are priced job by job.

How roof size changes the metal roof cost
Mid-range metal priced across the roof areas most American houses fall into. Metal scales close to linearly, though small roofs pay a penalty: mobilizing a crew, a brake and a lift costs the same whether they cover 1,000 square feet or 3,000.

Roof area, not house footprint. A 2,000 sq. ft. house usually carries 2,200 to 2,600 sq. ft. of roof once pitch is counted, so measure the roof or ask for the square count before you hold these figures against a bid.
Corrugated, ribbed and standing seam metal roof costs

Panel gauge matters as much as the profile: 29 gauge is the thinnest sold for houses, 26 gauge is the common residential grade, and 24 gauge is what a standing seam roof should be. Thinner steel oil-cans in the sun and dents under a ladder. Get the gauge in writing.
Metal roof panels versus installation labor
On a 2,000 sq. ft. roof in mid-range metal, $23,000 – $29,000 before add-ons, the bill divides like this.

A metal roof is mostly product, which is why panel gauge and finish move the quote more than anything else on the material line. The labor line is where experience shows: the panels are the easy part, and the flashing at a chimney or a sidewall is where a roof leaks in year three.
What gets added to a metal roof bid
The same surcharges every roof carries, priced here against a mid-range metal job. They land harder than they do on asphalt for one reason: they are shares of a base that is already twice as high.

One line item to raise yourself: a metal roof can often be installed over a single existing layer of shingles on furring strips, which removes tear-off from the quote. It is legal in many jurisdictions and a bad idea in some of them, because it hides the condition of the deck. Ask why the contractor is recommending it.
Metal roof cost per year of service
Installed cost divided by expected service life, at the same tier and the same roof, for every material in this cluster. It is the only comparison that credits metal for lasting, and the only one that shows where the premium stops paying for itself.

The catch is in the timing, not the math. You pay the entire premium in one week and collect it back over 40 years or more, which only works if you keep the house. If you expect to sell inside a decade, the cost per year on this table is not the number you are actually paying.
How location affects metal roof cost
Metal roofing labor is thinner on the ground than shingle labor, so the regional spread is wider than these multipliers suggest. In markets where few crews form their own panels, the panel supplier sets the price and the installer marks it up.

How to read a metal roofing bid
Metal is the segment where a quote can be technically accurate and still describe a roof you did not want. These two lists are what separates a bid worth comparing from one that is hiding the specification.
Red flags
Walk away from a metal roofing bid if
- The bid says "metal roof" without naming the profile, the gauge and the paint system. Those three decide most of the price.
- Standing seam is quoted but the fasteners are exposed on the drawing or the sample. Face-screwed panels are not standing seam, whatever the invoice calls them.
- There is no mention of thermal movement: clips, floating panels or slotted holes. A metal roof that cannot move buckles or tears out its own fasteners.
- Flashing at chimneys, sidewalls and valleys is not itemized. That is where metal roofs leak, and it is the first thing a low bid leaves out.
- The crew has no metal-specific references you can drive past. Shingle experience does not transfer to seaming.
- The warranty covers the finish but nothing else, and the workmanship warranty is measured in months.
- You are told a metal roof needs no maintenance at all. Fasteners, sealant and snow retention are all maintenance items.
Questions
Ask every metal roofing contractor
- What profile and what gauge, and is that panel formed in a shop or on site?
- Is the paint a Kynar 500 or PVDF finish, and what does the finish warranty actually pay out?
- How do the panels handle expansion: concealed clips, or fasteners through the panel?
- What underlayment goes beneath, and is it rated for the temperature a metal roof reaches?
- Are you tearing off, or going over the existing shingles? If over, how do you inspect the deck?
- What happens at the chimney, the sidewalls and the valleys, and who fabricates that flashing?
- Does the quote include snow retention, and does my roof pitch and my region need it?
What homeowners ask about metal roof cost
Is a metal roof worth the extra cost?
On cost per year of service, usually yes. On resale inside ten years, usually not, because buyers rarely pay the full premium back. The honest test is how long you intend to own the house: metal pays off over decades, not over a sale.
How long does a metal roof last?
A properly installed steel or aluminum roof lasts 40 to 70 years, and standing seam sits at the top of that band. The panels rarely fail first. Exposed fasteners, sealant at penetrations and flashing details are what set the real service life.
Are metal roofs noisy in the rain?
Not on a house. The noise people remember comes from panels over an open frame, like a barn or a porch. Over solid decking, underlayment and an insulated attic, a metal roof measures about the same as asphalt from inside the room.
Does a metal roof lower my insurance?
Often, by a modest amount. Many carriers discount Class 4 impact-rated and fire-resistant roofs, and metal usually qualifies. The discount varies by carrier and state, so ask for the figure in writing before you count it toward the payback.
Can metal go over existing shingles?
Frequently yes, over a single layer, on furring strips that create a vented gap. It saves the tear-off line and speeds the job. It also means nobody inspects the deck, so it is the wrong choice on an older roof or one that has ever leaked.
Do metal roofs attract lightning?
No. Metal does not attract strikes, and if one lands it spreads the current across a non-combustible surface rather than igniting it. Fire ratings on metal roofing are among the best available, which is why some wildfire codes favor it.
