Bathroom Remodel Cost by scope, bathroom size and quality tier

Priced per square foot of the densest room in the house, and decided by whether a drain moves.

Start with the answer

What a bathroom remodel costs

A full bathroom remodel runs $7,000 – $30,000, and most of that spend is mid-range work inside the existing footprint. A cosmetic refresh costs a fraction of it, and moving a drain takes it past the top of the band.

Bathrooms are priced per square foot of bathroom floor rather than by material, because the room is a stack of trades that arrive in a fixed order: demolition, rough plumbing, electrical, framing, waterproofing, tile, fixtures, glass and paint. Each waits on the one before it, in a space smaller than most bedrooms.

This guide takes the number apart. It prices each scope per square foot, scales it by bathroom size, splits the bill into product and labor, and lists what gets added after the base, starting with the line that moves a quote furthest: relocating a fixture.

Nothing here asks for your address or your phone number. When you want real quotes, the checklist near the bottom tells you what a serious one has to contain.

By scope

What each bathroom remodel scope costs

Installed cost per square foot of bathroom, covering the trades and finishes for the scope named. The total column prices each scope across 50 sq. ft., the size of a standard American full bath.

Scope Installed cost per square foot, installed Lifespan On the worked example Who it suits
Cosmetic refresh $170 – $220 10 – 15 years $8,500 – $11,000 Vanity, toilet, faucets, mirror, lighting and paint, with the floor tile if it is tired. No wall opens and no drain moves.
Mid-range remodel $290 – $380 15 – 25 years $14,500 – $19,000 Everything out to the studs and back in the same places: new tub or shower, tile, vanity, toilet, floor and ventilation. What most American bathroom remodels are.
Upscale remodel $550 – $715 20 – 30 years $27,500 – $35,800 Stone or large-format tile, a curbless shower with a linear drain, a double vanity and specified fixtures. The waterproofing detail is what you are paying for, and it is the part nobody sees.
Layout change $380 – $650 20 – 30 years $19,000 – $32,500 Moving the toilet, the tub or the shower. Waste lines run in the floor at a fixed fall, so relocating a drain means opening the ceiling below or the slab underneath.

These scopes are cumulative in practice: a layout change is a mid-range remodel plus demolition, a rerouted waste line, two extra trades and a permit. If the room works and only looks dated, the first row is the honest answer.

By bathroom size

How bathroom size changes the remodel cost

The same mid-range scope priced across the bathroom sizes most houses have. Read the ends of this table with care: bathroom cost does not scale cleanly with area, because the fixed core of the room does not shrink.

Bathroom area Project cost mid-range mid-range remodel
30 sq. ft. $9,400 – $10,700
40 sq. ft. $12,500 – $14,300
50 sq. ft. $15,600 – $17,900
70 sq. ft. $21,900 – $25,000
100 sq. ft. $31,300 – $35,800

A 30 sq. ft. powder room and an 80 sq. ft. primary bath both need rough plumbing, an exhaust fan, waterproofing and a licensed crew, so the small end of this table understates the real figure and the large end overstates it. The rates behind it are anchored at 50 sq. ft., which is where they are most reliable. Measure the room rather than estimating it; bathrooms are consistently smaller than people guess.

By quality tier

Economy, mid-range and premium bathroom remodel costs

The same mid-range scope at three levels of product and workmanship, in a 50 sq. ft. bathroom. The bands overlap because real quotes do: a plain tile set perfectly beats stone set badly, and it lasts longer.

Tier Per unit Project cost on 50 sq. ft. What it buys
Economy $290 – $321.50 $14,500 – $16,100 Builder-grade product, a crew working fast, and the simplest version of the job. Buys the function, not the finish.
Mid-range $312.50 – $357.50 $15,600 – $17,900 What most homeowners actually sign. Mid-tier product from a named manufacturer, a licensed crew, and a warranty worth reading.
Premium $344 – $380 $17,200 – $19,000 Top of the product line, specialist installers, and the detailing that decides how the job looks in year fifteen.

Above the scope, the tier is mostly tile and glass: the format of the tile, whether the shower is a molded pan or a built pan, and whether the enclosure is framed or frameless. The waterproofing system behind it is the specification worth arguing about, and it is the one nobody can inspect afterward.

Where the money goes

Bathroom fixtures versus trade labor

On a 50 sq. ft. bathroom, mid-range scope, $15,600 – $17,900 before add-ons, the bill divides like this.

Materials $6,300 – $7,200
40% of the bid Tub or shower pan, toilet, vanity and top, faucets and shower valve, tile, waterproofing membrane, glass, lighting and the exhaust fan.
Labor and overhead $9,300 – $10,700
60% of the bid Demolition and disposal, rough plumbing and electrical, framing repairs, waterproofing, tile setting and grouting, fixture setting, glass fitting, painting, and the contractor sequencing four trades through one door.

Bathrooms tilt further toward labor than any other room on this site, and the ratio tilts further still the moment a fixture moves, because a rerouted drain is almost pure trade time. Product share climbs only at the top tier, where stone and frameless glass cost more to buy and no more to install.

The add-ons

What gets added to a bathroom remodel quote

Four line items, as a share of the base and in dollars on the worked example. These are what separate two bids quoting the same rate.

Line item Surcharge share of the base cost On the example What it covers
Moving a fixture +10% – 35% $1,600 – $6,300 Relocating the toilet, tub or shower. The supply line is the easy half; the waste line runs at a fixed fall through the floor, and that is what has to be opened.
Tub to walk-in shower +8% – 25% $1,200 – $4,500 Removing the tub and building a curbed or curbless shower. A curbless pan means recessing the floor structure, which is framing work rather than tiling.
Floor-to-ceiling tile +5% – 20% $800 – $3,600 Tiling the whole wet room rather than a surround. Priced by the hour on the setter, so pattern, format and layout move it more than the tile does.
Subfloor or stud repair +5% – 20% $800 – $3,600 Rot found once the old shower comes out. Honest bids carry this as a stated contingency rather than pretending it will not be there.
Ventilation and electrical +5% – 15% $800 – $2,700 An exhaust fan ducted outside, GFCI outlets, and any circuit the old bathroom never had. Heated floor sits on this line too.
Accessibility work +5% – 18% $800 – $3,200 Blocking for grab bars, a curbless entry, a widened door, a comfort-height toilet. Cheapest by far when it is designed in rather than added later.
Permits and disposal +3% – 8% $450 – $1,400 Permit, inspections and the dumpster. Required the moment plumbing, electrical or structure is touched.

Moving a fixture is the line that separates a predictable bathroom from an open-ended one. Supply lines reroute easily; waste lines run at a fixed fall through the floor structure, so relocating a toilet or a shower drain means opening the ceiling below or cutting into a slab, and that is structural work priced by the hour.

Location

How location affects bathroom remodel cost

Three trades work a few square feet here, and the regional gap is almost entirely theirs.

Region Multiplier Project cost on the worked example Why it moves
Northeast 1.10× – 1.25× $17,200 – $22,400 Highest labor rates in the country, older housing stock, and snow-load requirements that add material.
West 1.05× – 1.30× $16,400 – $23,300 Wide internal spread. Coastal metros price like the Northeast; the interior sits near the national middle.
Midwest 0.92× – 1.05× $14,400 – $18,800 Closest to the national number. Deep contractor supply keeps competitive pressure on quotes.
South 0.85× – 1.00× $13,300 – $17,900 Lowest labor cost, but storm exposure raises material specification and insurance-driven demand spikes.

Fixtures cost the same everywhere; the three trades that install them do not. Use the multiplier to judge a bid, not to price one.

Before you sign

How to read a bathroom remodel quote

A bathroom is the project where the most expensive work is the work you can never see again. These two lists separate a quote worth signing from one that will be revised three times.

Red flags

Walk away from a bathroom remodel quote if

  1. The waterproofing system behind the tile is not named. This is the single most important specification in the room.
  2. There is no line-by-line breakdown separating demolition, plumbing, tile, fixtures and labor.
  3. It is unclear whether anything is moving: toilet, tub, shower drain or vanity.
  4. The shower pan is described only as "shower," with no mention of molded, mud-set or preformed.
  5. No allowance is stated for tile, fixtures or glass, so every choice becomes a change order.
  6. Nothing is said about the exhaust fan, or it vents into the attic rather than outside.
  7. No contingency is carried for rot or damage found behind the old shower.
  8. The deposit is most of the job before anything is ordered.

Questions

Ask every bathroom remodeler

  1. Which waterproofing system, and who inspects it before the tile goes on?
  2. Is any fixture moving, and if so, how do you get to the waste line?
  3. What exactly is in the base price, and what is an allowance I can overspend?
  4. Is the shower pan built on site or preformed, and what is the warranty on it?
  5. Where does the exhaust fan vent, and what is its rating?
  6. What is the schedule, and how many days will the room be unusable?
  7. What happens, and at what rate, if you find rot behind the tub?
  8. Which permits does this need, and who pulls them?

Cost questions

What homeowners ask about bathroom remodel cost

Why do bathroom quotes vary so much on the same room?

Because "bathroom remodel" describes anything from a new vanity and paint to a room rebuilt around a moved drain. Compare scope first, then allowances, then the waterproofing specification, and only then totals. Two quotes rarely describe the same project.

What is the cheapest way to change a bathroom?

Keep every drain where it is. Replace the vanity, the toilet, the faucets, the mirror and the lighting, repaint, and refinish or retile only the floor. Nothing opens, no permit is needed, and the room reads as new for a fraction of a full remodel.

Is refinishing a tub worth it instead of replacing it?

For a sound cast-iron or steel tub in an awkward alcove, often yes. Refinishing costs a fraction of replacement and avoids demolishing the surround, which is where the real cost of a new tub sits. It is a finish with a service life measured in years rather than decades, and it can be redone.

What does a walk-in shower add?

Typically 8 to 25 percent over the base, and the spread is about the pan. A curbed shower is a tiling job. A curbless one means recessing the floor structure so the pan drains without a step, which is framing work, and in a house with a slab it is a different conversation entirely.

Does a bathroom remodel pay for itself?

Partially, and modest remodels return more than luxury ones in every survey that tracks it. Bringing a dated bathroom up to current standard recovers a far higher share of its cost than building a spa in the same house.

How much should I hold back for surprises?

Around 20 percent of the contract, and more in a house built before 1980. Bathrooms hide water damage better than any other room: the tile looks fine until the day the tub comes out and the framing behind it does not.

Figures on this page are indicative national brackets, not quotes. Your number depends on the size, complexity and condition of the job itself, and on what local crews are charging when you buy. Use them to judge a bid, not to replace one.
