Where this bathroom remodel cost calculator gets its numbers
One dataset holds the cost of each remodel scope per square foot of bathroom, how long its result typically serves, and the share of that cost which is product rather than labor. One calculation module reads it, and every bathroom figure on this site comes out of that module: the cost guide tables and this calculator.
A bathroom is the densest money in the house: plumbing, waterproofing, ventilation, tile and electrical packed into the smallest room. That fixed core is why per-square-foot rates read strangely here; a 40 sq. ft. bath is not half the price of an 80 sq. ft. one, and the tool’s brackets are anchored where the trade press publishes its totals, around 50 sq. ft.
- Each scope prices the full basket of trades it involves, per square foot of bathroom.
- A finish level selects a slice of that scope’s own range: tile, fixtures, vanity, glass.
- Add-ons are a share of the base cost: moving fixtures, a walk-in shower conversion, floor-to-ceiling tile, subfloor repair, ventilation and accessibility work.
- Measure the room; bathrooms are consistently smaller than people guess. A standard American full bath is around 50 sq. ft.
What this bathroom remodel cost calculator does not know
Every figure here is a national bracket. In a bathroom the surprises are hidden by tile, and tile keeps its secrets until demolition.
- What is behind the tile
- Failed waterproofing, rotten subfloor around the tub, corroded galvanized stubs. Water damage is the standard bathroom surprise, it is priced at discovery, and a contingency of 10 to 20 percent is realistic on an older bath.
- Whether the fixtures move
- Keeping the toilet, tub and sink where they are keeps the drains where they are. Moving them means opening the floor, and on a slab it means cutting concrete. The add-on prices the typical move; a full re-layout is a quote.
- Ventilation debt
- Many older baths vent into the attic or nowhere. Code says outside, and routing a duct through finished space costs real money that no square-foot rate anticipates from a distance.
- Your tile choices
- Labor follows tile size and pattern: large format on walls, mosaics on floors and niches all take hours. Two bathrooms with identical scopes can land far apart on tile labor alone.
How to use the estimate against a bathroom remodel quote
Bid a bathroom by scope, not by wish list. A refresh, a pull-and-replace and a gut renovation are three different jobs, and the fastest way to a useless bid stack is to describe a different one to each contractor.
A bid well below this range on a full remodel is usually skipping waterproofing or reusing the shower pan, which are the two things you are actually paying a professional for. A bid above it should point at moved fixtures, tile scope or glass.
Ask every bidder what waterproofing system goes in the shower and who does the tile. In a bathroom those two answers predict the result better than the price does.
