One dataset holds the cost of each remodel scope per square foot of kitchen, how long its result typically serves, and the share of that cost which is product rather than labor. One calculation module reads it, and every kitchen figure on this site comes out of that module: the cost guide tables and this calculator.
A kitchen is priced by scope rather than by material, because the room is a basket of trades arriving together: cabinets, counters, plumbing, electrical, flooring, paint. The scope you pick decides how many of those trades show up, and that decides the bill more than any single finish.
- Each scope prices the full basket of trades it involves, per square foot of kitchen.
- A finish level selects a slice of that scope’s own range: cabinet construction, counter material, appliance grade.
- Add-ons are a share of the base cost: appliances, a counter upgrade, moving plumbing or gas, removing a wall, new flooring, lighting and ventilation.
- Measure the kitchen itself, not the open-plan room it sits in. The American average runs 160 to 200 sq. ft.

Every figure here is a national bracket per square foot of kitchen. A remodel’s real variance lives in decisions and discoveries this page cannot see.
- Whether the layout moves
- Keeping the sink, stove and fridge where they are keeps plumbing, gas and venting where they are. Moving any of them turns a facelift into construction, and the add-on prices the typical move, not a full redesign.
- What demolition finds
- Undersized wiring, corroded shutoffs, vent stacks in the wall you wanted gone, floors that are not level. Older houses carry more of these, and honest contractors carry a contingency line for them.
- Your appliance ambitions
- The appliance add-on covers a mainstream package. A 48-inch range and a built-in refrigerator can outcost the cabinets, and no bracket survives a showroom visit.
- How long you can live around it
- A kitchen remodel is weeks of takeout and dust. Phasing the work stretches the calendar and the budget; doing it in one pass is cheaper and worse to live through. The tool prices the work, not the siege.
How to use the estimate against a kitchen remodel quote
Set the scope honestly before collecting bids, because bids for different scopes cannot be compared. The most common kitchen budgeting mistake is pricing a refresh and specifying a gut.
A bid well below the range is usually missing trades: counters but no electrical, cabinets but no patching and paint. A bid above it should itemize where the money concentrates, and in a kitchen it concentrates in cabinets and counters.
Ask every bidder for the allowances in writing: the dollar figures assumed for cabinets, counters and appliances. Allowances are where a fixed-looking price stays soft, and comparing them is comparing the real bids.
