How it works

Where this flooring cost calculator gets its numbers

One dataset holds the supplied-and-installed cost of each flooring material per square foot, its expected service life, and the share of that cost which is product rather than labor. One calculation module reads it, and every flooring figure on this site comes out of that module: the cost guide tables and this calculator.

Measure the rooms you are actually doing, room by room, and then buy 5 to 10 percent more material than that for cuts and waste; more for a diagonal or herringbone layout. The tool prices the finished area, and the waste factor is why the material line on a real quote reads higher than area times price.

  • Installed cost covers material and labor on a sound, level subfloor.
  • A quality tier selects a slice of that material’s own range: wear layer, species, grade, finish.
  • Add-ons are a share of the base cost: tear-out, subfloor repair, underlayment, stairs and furniture moving are the usual line items on a flooring bid.
  • Totals are rounded to the nearest hundred dollars.

Every figure here is a national bracket per square foot laid on a floor that is ready. Whether yours is ready is the question.

What is under the old floor
Squeaks, dips, water damage and, in slab houses, moisture coming up through the concrete. Subfloor problems are found at tear-out and priced by the sheet or the bag of leveler, and no per-foot price includes them sight unseen.
The shape of the space
Closets, angles, hearths, stair nosings and doorway transitions all add cut time. An open 1,000 sq. ft. rectangle and 1,000 sq. ft. spread over eight rooms are different jobs at the same area.
Acclimation and moisture
Solid wood needs days on site before install and a subfloor within a moisture spec. A crew that skips both can lay a beautiful floor that gaps or cups by spring, and no calculator can see a hygrometer reading.
Pattern and direction
Herringbone, borders and diagonal runs raise both waste and labor. The pattern add-on covers the typical premium; an intricate custom layout is a quote, not a bracket.

How to use the estimate against a flooring quote

Flooring is quoted per square foot more honestly than most trades, which makes this the easiest page on the site to use: divide any bid by your measured area and place it on the bracket.

A bid well below the range usually means the tear-out, the transitions or the baseboard work are waiting to be added later, or the product is a thinner line than the sample suggested. A bid above it should name the reason: stairs, subfloor work, pattern.

Ask every bidder what happens if the subfloor needs repair, priced per sheet, and whether trim and transitions are in the number. Those two answers are where a flooring invoice grows.

Engineered hardwood $6 – $14 20 – 40 years Real wood on a plywood core, stable enough for a basement or over concrete. Refinishable once or twice, depending on the veneer.
Solid hardwood $8 – $18 40 – 100 years The only floor on this list you can sand back to new, several times. It moves with humidity, which is why it belongs above grade.
Ceramic or porcelain tile $7 – $20 50 – 100 years Mostly a labor cost, and the labor is the product: flatness, layout and a proper mortar bed decide whether it lasts a lifetime or cracks in a season.

These assume a subfloor that is already flat. Levelling is the line that moves them.
